MARKETING PLAN FOR YOUR PROPERTY
Before Listing Your Home:

Walk Through
Scheduled and complete walk through of your home to determine where very
inexpensive improvements can be made (refer to “what to do to your
home prior to selling”) and identify special property features.
Check out the Competition
Schedule and complete walk through of competition to determine pricing
for your home.
Complete certification of furnace and roof (older homes and as necessary)
to avoid negotiation at inspection.
Clean Up
Complete all clean up and improvement work on property.
Get Ready to Sell your House
Purchase Domain name (web site address) and sign “rider” for
your property (i.e. WWW.1041MONROE.COM)
Take Pictures
Take pictures and video (if applicable) for brochure, web site, post cards
and all mailings.
Your Neighborhood Info
Develop Neighborhood statistics and “Home book pamphlet (neighborhood
information)” for prospective buyers.

The First Week:
Tell Realtors all over Denver
Send approximately 1,200 flyers to real estate agents at offices near your
home (you will be copied), and email to 6,000 realtors throughout metro area
with electronic color brochure (you will be copied).
- Notify your neighbors
Mail “just listed” postcards to your entire subdivision (you will
be copied) so neighbors can tell family and friends. Depending on the pricing,
proximity and value of your property, along with your goals, we may market
your home to near by apartments, town homes and condos or less expensive single
family neighborhoods (you will be copied).
- Signage in front of your House
Yard sign, Lock Box, 100 Color brochures and sign rider for your yard sign
showing your website address. Also we set up the “Talking House”
unit in your front yard, a tool which allows us to “speak” to
every person who drives past your home about the great features that cannot
be seen from the road or shown in a brochure.
- Put your home in the Database
Place your home in the Multiple Listing Service (MLS) so all 28,000 realtors
throughout the metro area have detailed information about your home and can
schedule showings (you will be provided with a copy).
- Build a Website
Complete the Website for your home with detailed descriptions, video (if applicable)
and pictures showing the value in your property. This is important because
76% of all buyers in Colorado first look to the internet to find homes before
even speaking with a real estate broker (you will have your own web site).
All marketing materials will have your homes website address so in the first
two weeks alone over 10,000 people will potentially view your home on the
internet.
- Get Feedback
Provide you with 5 x 7 realtor feedback cards to place in your home so realtors
can give you feedback while viewing your home. This means that feedback is
not only immediate, but very accurate.
- Search for a Buyer
Perform buyer matching analysis through the MLS which allows us to reserve
match other realtor’s buyers by specific criteria they require to the
characteristics in your home, and follow up on each potential.
Week Number Two:
- Inter office Metro Brokers advertising and presentations (65
agents).
- Open house the second weekend of listing (as requested by seller,
this is optional) along with weekend directional
arrows to your home.
- Additions to Internet at www.realtor.com
and www.recolorado.com.
Following weeks:
- As necessary, items 1, 2 and 7 of the first weeks activities
and open houses will be repeated until the home sells.
- If the home has not sold within 45 days, it is time to re-evaluate
the price. When thinking about the pricing of your home, remember
that the first 30 to 45 days is the most important. If you ask
too much for your home you may lose potential buyers and in the
long run end up getting less for your home than if you asked a
fair price from the outset.
